Before the real estate agent can get to work, the seller must sign the contract, also known as the sales agency agreement.

If the property is a residential property, the agent must provide the seller with a guide of their rights and obligations before the contract is signed.

The sales agreement/contract will include all the fees and charges and outline a marketing strategy. 

A real estate agent’s fees can be based on commission, a set fee or a combination of both.

The estimated selling price of the property will be on the sales agreement/contract- in a dollar amount.
